Air conditioning, heating, and thermal insulation Heating can be central - with Italian aluminum radiators, or autonomous - with French-style fireplace that heats all the rooms or through an electrical caldron connected to the radiators and installed above the ceiling in the corridor. Hot water can also be supplied by two sources - central heater or individual electric boilers. In case of central heating, consumption will be calculated by calorimeters, and in case of individual - by electrometers. Because of the climate in Bansko and the high altitude of the town, air-conditioning is not usually found to be necessary. However, space for additional installation of air-conditioners on demand has been ensured. The building has German PVC joinery. For exterior thermal insulation, high-density mineral wool is to be used. Interior thermal insulation is also planned for faster warming of the rooms. RENTING OUT We offer you the opportunity to contract a professional management company to run your property as a hotel unit. Your income will not depend on the occupancy of the complex as the management company takes the risk. The return on the investment in the complex is over a period of 10 -15 years, based on an annual rental price of 6% on the final property price, and 30% increase of real estate prices in Bulgaria after becoming an EU member in 2007. If you sign a RENTAL AGREEMENT: We guarantee you an annual return of 6% on the final property price for the first two years in the form of rental fees for using your apartment as a hotel unit. PROPERTY MAINTENANCE We take care of the common areas and all the facilities at Lucky Bansko Complex. A property maintenance fee of 10 EUR/m² per year will be collected for 1 year in advance. The fee is based on the total residential area and is fixed for a period of 3 years. An agreement stipulating the terms for the property maintenance will be provided to each investor. The maintenance agreement will include the following main clauses: - 24-hour maintenance of the complex: security-guarding, cleaning and maintenance of common areas - corridors, staircases, lifts, roof, façade, courtyard, planting - Maintenance of all installations next to the entrance of your apartment: electrical, water supply and sewerage, heating and hot water, computer installations, TV and Internet, fire-alarms, emergency lighting, anti-lightning, etc. - Electricity for all lifts and lighting of common areas - Free of charge hotel service from the "Reception desk" and "Ski room" departments for the apartment owners. - Administrative and management expenditures - Immediate intervention in case of any breakdowns and emergencies in your apartment - Insurance of all common areas The expenses for operation of the Complex hotel section are not included in this contract. They are at the account of the management company. The maintenance agreement is a different type from the rental agreement. The first one is about the maintenance of the apartment and its common areas, and you pay a fee of 10 EUR /m², while the second type brings you a steady annual profit of 6% of the final price of your apartment. PURCHASE Prices are fixed, no commissions are charged. If interested, you will receive a provisional property sale contract. A final contract (notarial deed) is concluded when transferring the right of ownership, upon receipt of the last due payment. You can reserve the chosen apartment for a period of 21 days as of the moment you deposit EUR 2,000 to a bank account of the developer. Within 21 business days after that, you return by postal mail two copies of the provisional contract signed by you. A contract signed by the seller is delivered to you by messenger within five business days. Within 10 days after that, you pay via a bank account 20% of the total value of your apartment, deducting the amount of the deposit. The rest is to be paid according to a scheme defined in the payment plan below. You receive the notarial deed when the apartment is handed over to you. This may be done by power of attorney.
